Services/House Clearance

House Clearance Across the West Midlands

House clearances range from one room of unwanted furniture to an entire property emptied ready for sale or a new tenant. We handle both, and we're used to working sensitively when the clearance follows a bereavement.

We do the loading

You don't need to load the van yourself — our team handles the loading.

Waste transfer notes available on collection for your records.

Responsible disposal

Waste goes to licensed transfer stations where reusable and recyclable material is separated.

The clearances we're asked for most

  • End of tenancy — property emptied and swept ready for the next tenant
  • Probate and bereavement clearances, worked through at a pace that suits the family
  • Downsizing — clearing what won't fit the next home
  • Pre-sale clear-outs before photographs or viewings
  • Single rooms, lofts, cellars and box rooms

How we approach a full clearance

We'll ask for photos of each room, or a short walk-through video if that's easier, plus details about access — floor level, lift or stairs, and where the van can park. That lets us bring the right crew and the right amount of space rather than guessing on the day. If items need setting aside for family or for charity, tell us beforehand and we'll work around them.

Paperwork and disposal

We're a licensed waste carrier and can provide a waste transfer note on collection, which is worth keeping if you're a landlord, an executor or an agent acting on someone's behalf. Anything suitable for reuse or recycling is separated at a licensed transfer station rather than sent straight to landfill.

Why a man & van instead of a skip

  • We do the loading — you don't need to load the van yourself
  • No skip sitting outside the property for days
  • No skip permit to arrange where one would otherwise be needed
  • Works for a single item or a full clearance
  • Collections arranged around your day
  • Same-day or next-day where our schedule allows
  • Domestic and commercial collections

What we can remove

We can't take every type of waste — check the accepted & prohibited waste list if you're unsure about something.

How it works

  1. Step 1

    Send your postcode

Tell us where the waste is so we can check it's inside our collection area.

  2. Step 2

Send photos and a short description

A couple of photos of the pile, plus anything we should know about access, stairs or parking.

  3. Step 3

    Receive a quote

We come back with a price based on what we can see, not a vague hourly rate.

  4. Step 4

    Arrange collection

Pick a slot that suits you. Same-day and next-day collections are sometimes possible, subject to availability.

  5. Step 5

    We load and remove it

Our team handles loading the van, tidies the collection area and takes the waste away.

House Clearance — your questions

Can you clear a whole property?

Usually, yes — from a single room to a whole flat or house. Tell us which areas need clearing, including any loft, cellar, garage or garden, and provide access details when requesting your quote.

Do you handle probate clearances?

Yes, and we're happy to work to the family's timescale. Let us know if anything needs keeping back and we'll leave it untouched.

Can you collect if the property is empty and I'm not local?

Often yes, provided we can get safe access. Plenty of our clearances are arranged by executors or landlords who live elsewhere — we'll agree key arrangements with you first.

What do you do with the contents?

Waste goes to a licensed transfer station for sorting. Items in good condition can often be set aside for reuse if you'd prefer that.
